Comprehensive Architectural & Permit Services – Drawing of Construction

Architectural Drawings, Custom Design & Building Permits in Ontario

Every successful build starts on paper. Whether you are planning a custom home, a second-storey addition or a legal basement apartment, your architectural drawings decide how smoothly the permit goes through. They also affect how accurately contractors can price the work, and how few surprises appear once construction begins. For this reason, Proventa Construction provides complete architectural drawings and building permit services across Ontario, from the first sketch to the approved permit. Every package is prepared to meet the Ontario Building Code and the zoning bylaws of your municipality.

In addition, we are a design-build company, so we draw with the finished building in mind. As a result, the framing makes sense, the details are easy for trades to follow, and the layouts respect your budget. Many homeowners find this hard to get when design and construction are handled separately. With our team, however, you work with people who understand both the paperwork and the job site.

🏘

Custom Architectural & Spatial Planning

First, we learn how you actually live, including how many people use the space, where you cook and work, and how you host. Then we develop floor plans, addition layouts and 3D concepts. Consequently, you can see how rooms connect and how the exterior will look before you spend anything on construction.

📜

Technical Drawings & Construction Drafting

Our technical packages include site plans, floor plans, exterior elevations, building sections, wall assemblies and framing details. Because plan examiners review these documents and contractors build from them, we focus on clarity and completeness. In turn, this helps avoid questions and revisions later.

🏠

Secondary Unit & Basement Conversion Plans

A legal secondary unit can add rental income or give family members their own space. However, it only works if the unit meets the Building Code. Therefore, we design layouts that address fire separation, egress windows, ceiling heights, alarms, ventilation and separate entrances.

🏛

Municipal Permits & Zoning Approvals

To begin with, we review your property against local zoning. Next, we prepare the application, submit it to the building department and respond to examiner comments. Where required, we also coordinate structural engineers, mechanical designers and conservation authority approvals.

Our Core Architectural & Drafting Capabilities

Overall, we offer a full range of drawing of construction design and permit services for residential projects and small commercial spaces.

Custom Residential Home Blueprints

Complete drawing packages for new single-family homes, infill builds and rural properties. Moreover, each one is designed around your lot and your budget.

Home Extensions & Second-Storey Additions

Rear, side and vertical additions that connect properly to the existing structure. In addition, they stay within lot coverage, height and setback limits.

Secondary Suite & ARU Permit Plans

Drawings for legal basement apartments, garden suites and other additional residential units. Furthermore, we include site plans and servicing considerations.

Structural Wall Removal & Renovations

Open-concept redesigns with load-bearing wall assessments and beam sizing. Where the Building Code requires it, we also add engineered details.

Zoning Reviews & Minor Variances

A careful check of height, setbacks and lot coverage. If a variance is needed, we then prepare the supporting drawings for the Committee of Adjustment.

Commercial Interior Fit-Out Drawings

Code-compliant layouts and change-of-use drawings for offices, retail units and other small commercial spaces.

Decks, Porches & Garages

Permit drawings for attached and detached garages, covered porches and raised decks. These often need a permit, even though they look like simple projects.

As-Built & Existing Condition Drawings

Measured drawings of your current home. Since many older houses have no plans on file, these drawings are often the starting point for a renovation or legalization project.

How Our Design and Permit Process Works

Because every project needs clear communication, we follow a simple step-by-step approach.

1. Consultation & Property Review

First, we discuss your goals and measure the property. Before drawing anything, we also check zoning, lot conditions and any known restrictions.

2. Concept Design

Next, you receive layout options and, where helpful, 3D views. After that, we refine the design with you until it fits your needs and budget.

3. Technical Drawings

Once the concept is approved, we prepare the full working drawing set. Meanwhile, we coordinate structural and mechanical input.

4. Permit Submission

Then we assemble and submit the application. After submission, we track its progress and answer reviewer comments on your behalf.

5. Construction Support

Finally, when the permit is issued, our build team can work directly from the drawings. Alternatively, we can provide the set to the contractor of your choice.

Why Start Your Building Project with Proventa?

Code Compliance Built In: We prepare every drawing with the current Ontario Building Code and local zoning rules in mind. As a result, problems are caught on paper instead of on site.
A Smoother Permit Process: Complete, accurate drawings lead to fewer comment letters and resubmissions. Consequently, you save time and keep your project on schedule.
Plans That Can Actually Be Built: Since we are a construction company, we know which materials, framing methods and details work in practice. We also know what they cost.
Local Knowledge Across Ontario: Every municipality has its own zoning quirks, conservation authorities and review habits. Because we work with these regularly, we plan around them from the start.
One Point of Contact: Design, permits and construction can all be handled by the same team. Therefore, nothing gets lost between professionals.

Architectural Drawings and Permits Near You

We prepare permit drawings for homeowners across Ontario, building construction drawing in GTA and we know each city’s requirements.

Zoning rules, soil conditions, snow loads and conservation requirements vary a great deal from one city to the next. For example, a plan that works in Mississauga may need changes in Sudbury. Similarly, a basement unit in Windsor faces different drainage concerns than one in Hamilton. Frequently Asked Questions: Building Permits & Design

Below, you will find straight answers to common questions about architectural drawings, permits and municipal approvals.

Why do I need professional architectural drawings for my project?

Drawings do two jobs. First, they show the municipal building department that your project meets structural, fire safety and zoning requirements. Second, they give your contractor the measurements and details needed to build correctly. Without good drawings, contractors have to guess, and as a result those guesses often turn into change orders.

What projects require a building permit?

In general, you need a permit for new buildings, additions, structural changes, load-bearing wall removal and new or altered plumbing and HVAC systems. Secondary suites and larger exterior structures, such as garages and raised decks, also need one. On the other hand, small accessory buildings under 10 square metres (about 107 sq. ft.) are usually exempt from a building permit, although they still have to meet zoning rules. Since requirements differ by municipality, it is worth checking before you start.

How long does it take to prepare drawings and get approval?

Preparing a complete drawing set commonly takes two to four weeks, depending on project size and how quickly decisions are made. After submission, Ontario sets legislated review timelines, which are about 10 business days for a house once the application is complete. However, larger or more complex projects take longer. The same is true for projects that need a variance or conservation authority approval.

What is the difference between a zoning review and a building permit?

A zoning review looks at land-use rules, such as how tall you can build, how much of the lot you can cover and how far the building must sit from property lines. In contrast, a building permit review checks the technical side, including structure, fire safety, insulation, plumbing and ventilation. Ultimately, your project needs to satisfy both.

What if my project does not meet zoning requirements?

You have two options. Either we adjust the design so it complies as-of-right, or we prepare a minor variance application for the local Committee of Adjustment. Which route makes sense depends on how far the project is from the rules and how much the change matters to you.

Can I legalize an existing basement apartment?

In many cases, yes. To start, we create measured drawings of the existing space. Then we identify what falls short of the Building Code, which is commonly egress, ceiling height, fire separation or ventilation. Finally, we design the upgrades needed to bring the unit into compliance so you can obtain a permit.

Do I need a structural engineer?

Often, yes, especially for projects that remove load-bearing walls, add storeys or involve unusual spans and loads. Fortunately, we coordinate engineers as part of the permit package, so you do not need to find and manage one yourself.
